- 90 grams (1/2 cup) brown sugar
- 100 grams (1/2 cup) caster sugar or granulated sugar
- 115 grams (1/2 cup / 1 stick) unsalted butter
- 60 ml (1/4 cup) hot water
- 1 teaspoon vanilla extract
- 2 large eggs
- 240 ml (1 cup) buttermilk
- 150 grams (1 cup) chocolate chips
